While buyers currently hold the leverage, some transaction friction is easing. Cancelled sales dropped 26.6% year over year, and the share of pending sales that fell through declined by 1.4 percentage points to 18.2%. Conversely, delistings are up, representing 13.2% of listings, an increase of 1.5 percentage points year over year. This indicates that some frustrated sellers are choosing to withdraw from the market rather than slash prices further.

8. Supply, Building Permits & Macro County Outlook

Looking at the broader Rockwall County benchmark, inventory sits at 6.12 months, indicating a market transitioning towards buyers. County-wide closed sales volume reached $122.2 million, a 4.4% year-over-year increase, despite a marginal 0.4% dip in total transactions. Single-family building permits in the county totaled 124 units, down 5.3% year over year, which could constrain future new-build supply and potentially balance existing home inventory over time.
